COMMENTS

Originally built as a hotel in 1908, the Austin A. Bell building was remodeled in 1999 by Murray Franklin. The lobby interior features woodwork from the building’s original construction. The story is told that Austin Bell told his nephew he was going to build the brick building, but died the next day. However, his wife Eva still followed through by constructing the building of brick from San Francisco. Now, the Austin A. Bell building has been converted from a historical hotel into loft-style condominiums.

Seattle Condo Prices Like a Half Glass Full of Water

I can’t see it happening, but the question comes up over and over again. How can a 1 bedroom condo for $500k (that’s half-a-million dollars) go up in value? Here’s a short and sweet explanation by Seattle Times reporter Elizabeth Rhodes if you need a little more security:

“Point one: In today’s market, $500,000 to $700,000 is cheap. The market has exceeded that number,” says Gardner, a principal in Gardner Johnson, a Seattle land-use economics firm. That’s particularly true in downtown Seattle, where new million-dollar condos abound, and in the more-affluent Eastside communities.

I think many of our friends and family members can cause some negative influence about buying downtown real estate. Surprisingly, I’ve found there to be a tremendous number of people who prefer to be homebodies, unlike those who prefer a lifestyle outside of the home. While some would rather let their dog run loose in the yard killing their landscaping while watching TV, urban dwellers enjoy the daily activity of walking to one of downtown’s local parks to potty and exercise. I believe it’s a question of lifestyle more than cost. One can either get more interior space outside of the city, or get more exterior space in the city. Just a matter of preference more than it is a condition of the market.

COMMENTS

The Nord is located in Pioneer Square and a renovation lead by Pioneer Property Group who specializes in preserving historic architecture. The building was built in 1890 and named after Frank Norquist who once managed the place. The Nord features a central location in Pioneer Square, brick exposed walls and double-hung windows. Although this development does not offer “real property” as parking, presale buyers are offered 2 years of prepaid parking and a nearby Flexcar service (…sign up for Flexcar benefits). Other projects by Pioneer Property Group includes Queen’s Court, The Pittsburgh and The Betsy Ross.

Smith Tower Condo Conversion

I don’t think anything would be cooler than an opportunity to live in the Smith Tower. I’m optimistic about the historic building going residential.

Walton Street Capital, a private real estate investment company based in Chicago, filed an application with the city in February to build 150 homes in Seattle’s first skyscraper, which was completed at 506 Second Ave. in 1914. On Monday, city planner Lisa Rutzick approved the plan with several conditions, including that it get a required approval from the Pioneer Square Preservation Board.

Unfortunately, good ‘ol Bill at Ralph’s is kicking me out:( …guess it’s getting late. Expect more to come on this one! In the meantime, here was the Seattle PI’s last update.

‘Visual Impact’ of Seattle’s Skyline Takes 52nd Place Worldwide

Out of a database of over 50,000 cities, world building news website EMPORIS.com ranks Seattle’s skyline as the 52nd best. Points rank the visual impact of a skyline based on floor count. Thier database records currently show 188 high-rise towers (defined as a building 35 meters or greater in height,) in Seattle. Although I expected to see Seattle on the list, I didn’t expect it to be that low considering how the city ranks in every other statistic.

It did come to no surprise that Hong Kong and New York City took 1st and 2nd place. As our rush to keep up with our increasing population continues, I’m curious to see how much the score will increase over the next couple of years. According to their point system, if Seattle builds one tower with 80 to 89 floors we can get 300 points and take the lead with over San Francisco which now sits at 44th place. Unfortunately, Olive 8 owns the rights to being the tallest residential tower at only 39 stories. But that doesn’t necessarily mean we can’t win. That’s right! If we build one 100 story commercial tower plus an approximate 1357.76 towers that stand anywhere between 30 and 39 floors we can take 2nd place over New York! C’mon Intracorp! C’mon Paul Allen! We can do it!
